There have been some shifts in the rankings of America’s hottest places Real estate markets For luxury holiday homes this year compared to last year, the number one spot this year has seen a rapid rise in popularity.

A New analysis From the second home shared ownership market, Pacasso revealed which US counties were the top markets for luxury vacation homes in 2024, based on increases in second home activity, the ratio of second homes to primary homes and demand for properties priced above $700,000.

Here are the places most in demand for second homes in 2024, according to the results:

1) Cape May County, New Jersey

Cape May County off the Jersey Shore jumped from outside the top 20 counties last year to the No. 1 destination title in 2024, and it wasn’t even close, the report showed.

Cape May tops this year’s list with a staggering ratio of second homes to primary residences of more than 150%, thanks to its popular beach towns like Ocean City and Avalon, according to the analysis.

Pacasso attributed the area’s rise to its combination of family-friendly activities, nightlife, cultural experiences, and wide beaches, in addition to its proximity to urban centers such as New York City And Philadelphia.

3) Walton County, Florida

“In Florida, Gulf Counties, Walton and Collier — home to the Panhandle cities along 30A and Naples — are emerging as top luxury home destinations, offering prime oceanfront real estate that is rare in hotspots like Miami and Palm Beach,” Pacasso CEO Austin Allison said. Fox Business.

While Florida’s east coast counties like Palm Beach (No. 13 on the list) are known for their vibrant nightlife and cultural attractions, buyers are still drawn to the exclusive oceanfront living that the state’s west coast offers families, Pacasso said.

Pacasso said Barnstable County, Massachusettshome to the famous Cape Cod, continued to see growth in vacation home purchases in 2024.

“This heritage destination has been a popular market for vacation homes for decades, known for its charming beachfront communities and historic ties to the Kennedy family, who vacationed there and owned the famous Kennedy compound,” he said.

5) Collier County, Florida

During the COVID-19 pandemic, many people have flocked to Florida counties known for their vacation homes due to the state’s favorable tax environment and a longing for more living space. Collier County in Florida’s Panhandle, which already has a strong market for second homes, has become a popular destination for snowbirds. Naples and Marco Island are the top cities within the county, where the average cost of a second home is more than $896,000.
